Securities and Exchange Commission of Pakistan (SECP) ne two Estate Investment Trusts (REITs) ko Shariah kay Compliance Company hone ka pehla (1st) certificate jari kiya hai. Ye Certificate Signature Residency REIT and Rahat Residency REIT ko issue kiya gaya hai.
Pakistan kay Federal Shariah Court (FSC) kay decision kay according, jismein FSC ne government ko hukum diya tha ke woh interest-free system kay tehet loan denay ki activities facilitate karen. SECP ne Islamic Financial Services kay liye Government ko support provide karne kay liye 2023 mein Guidelines jari ki thi. Yeh Guidelines conventional financial institutions ko facilities provide karengi jo shariah compliance kay according business models mein convert karne ka irada rakhtay hain. Guidelines issue karne kay baad kai institutions ne Shariah compliance kay according company kay tor par certification kay liye apply kiya hai.
Signature Residency REIT 4 years indicative life ka ek development REIT hai jiska fund size Rs. 825 million hai. Project mein apartments and retail units banaye jayenge and Customers ko sell kar kay REIT kay investors kay liye income generate ki jayegi. Isi tarah, Rahat Residency REIT bhi Shariah Compliant development REIT hai jiska fund size Rs. 1,650 million hai and iski 5 years indicative life hai.
REIT development ko Shariah Compliance kay certificates issue karna ek significant step hai REAL ESTATE Industry ko Islamic financial markets se connect karne and Shariah-conscious investors ko ek regulated, transparent investment ka alternative way provide karta hai.
